With over 26 years of experience selling real estate I have experienced just about every situation that may arise during a transaction and I have noticed when I align things with the stars...  things just go really really well. 

In fact sometimes I try to align the energies for the parts of the process I can control such as the minute the property is listed. Recently I applied this technique to a new listing and waited until the appropriate time and within days we had 1 showing and it was under contract - at full ask price! It doesn't get any better than that! 

Another time I applied the techniques when I had a property to sell and no matter what I did it would not move. So I decided to lease it out for a couple of years.
